How do I market a real estate business in Kuwait?

Property is a slow, high-value decision, so the job of the ad isn't to sell — it's to start a conversation and then survive weeks of follow-up. Most agencies lose money on the follow-up, not on the ads.

What should the ads actually do?

  1. Filter before they click. Put the area, price range and property type in the ad. A cheaper lead who can't afford the property costs you more than an expensive one who can.
  2. Show the property properly. Walk-through video outperforms static photos for anything people have to imagine themselves inside.
  3. Send to a conversation. Meta's help centre describes Instant Forms for collecting details in-app, but for property most enquiries do better going straight to WhatsApp — compared in lead forms or WhatsApp ads.
  4. Retarget. Meta lists website visitors and video viewers as custom audience sources, which fits a buyer who watches three viewings before calling anyone.

Why does follow-up decide the result?

Stage What usually goes wrong
First reply Hours or days late, so the buyer has moved on
Second contact Never happens
Qualifying Nobody asks budget or timeline
Records Enquiries live in one person's phone

Google Ads Help defines a conversion as an activity valuable to your business — for property that's usually a qualified enquiry or a booked viewing, not a click.

What makes the cost per enquiry look wrong?

Judging it against a shop's numbers. A property enquiry costs far more than an e-commerce sale and is worth far more too, so compare it to your commission, not to someone else's ads. See what cost per lead means.

Quick follow-ups

  • Usually because the ad didn't filter anyone. Putting the area, the price range and the property type in the ad itself removes most of the people who were never going to buy.
